Terms & Conditions

    1. Planning Permission

      The customer is liable to obtain necessary planning permission before the start of the contract. N1 Building Contractors is not liable to any legal disputes, fines, or financial loss due to unpermitted plans.

    2. Condition of existing walls and ceilings

      Unless specifically mentioned, no provision is made for repair of plastering beneath papered walls or ceiling surfaces, as it is assumed that such plastering is in good condition and is suitable to take treatment specified. Similarly, the costs of the repairs and renewals of any defects which are not visible at the time of estimating will be chargeable, unless allowance for such items is included. (For example, walls behind removed wardrobes, walls behind skirting boards)

    3. Sub floor
      • In the event the client has electric cables, gas or water pipes, under- floor heating or other conditions under the existing floor or subfloor, we should be notified prior to the start of the job. N1 Building Contractors is not liable to any small or grave damages.
      • To prevent any damages that can cause any leaks, all pipes underneath the subfloor must be 8 cm away. A reasonable difference is expected to install plywood, hardboard, chipboard…etc. It is the customer’s liability to ensure all pipes are not in harm’s way. N1 Refurbishment is not liable to any unforeseen damage or leaks occurring during installation.
      • Subfloors should be in a good condition (smooth and even) to receive new flooring. For unforeseen subfloors, jobs will be quoted based on a good condition. Once old flooring is uplifted, then N1 team will assess and advise the client if extra works with additional charges might occur.
    4. Materials & Appliances
      • We cannot guarantee any materials provided by the customer would match existing decor, our work will be carried out with this in mind, using appropriate materials that provide an accurate match where possible. If an accurate match will not be achievable, the client will be consulted.
      • In the case where the client is providing the materials or-and appliances, etc.., N1 Building Contractors will not be liable for quantity needed, quality, sizes if they fit, operation. All materials should be on site on the day of the agreed start date – Any delay that might affect the project finish estimated date and would result that N1 Building Contractors pay labour fees or transportation, etc. The client agrees to pay those fees.
    5. Items & Accessories

      It is the responsibility of the client to ensure that all valuable and/or fragile items, pictures and other wall-hangings and electrical goods are removed from the rooms that work are to be carried out.

    6. Asbestos

      We will not decorate any surface that we have a good reason to suspect is asbestos. The removal of asbestos if required by the customer is to be completed by qualified specialist.

    7. Radiators

      If the removal and reinstatement of radiators is required, you will be informed during the survey, and it is the customer’s responsibility to ensure that this is completed prior to our agreed arrival.

    8. Time for Completion

      We will endeavour to meet the reasonable target completion date made known to us or agreed by us, and in the absence of any agreed target date will complete our work within a reasonable time. Unless expressly agreed we will not be liable for liquidated or other damages for completion delays. The time for completion shall be extended for any event directly or indirectly causing delay including but not limited to access, weather conditions, labour disputes, strikes, accidents, fire, changed work sequence, lack of information or approvals, or for any suspension of work, In the case of material supplied by the customer. Should it be necessary, due to circumstances beyond our reasonable control, to engage other resources or to work outside ordinary working hours (7.30am to 5pm) to endeavour to meet your completion target, any extra cost so incurred will be a variation.

    9. Other Terms
      • Painting quotes are for basic emulsion paint, special paints that require special preparation and application will be charged extra.
      • Upon wall tiles removal from walls if plaster boards are damaged and requires placement extra charges will apply.
      • Labour cost for bathroom work does not include any fitting or material required during 1st fix works. Any broken/damaged/replacement needed to complete 1st fix will be charged separately.
      • Upon removing the existing bathtub and fitting a new shower tray, in some cases we might have to raise the shower tray to be in the same level with the same drainage pipe, this would require creating a wooden frame and extra charges will apply.
      • If the client request to use the same old used —-(Skirting board, sanitary, plumbing fixtures or pipes, electric sockets, etc..). N1 Building Contractors does not guarantee that those will be in a good working condition and if used or fixed or fitted again, N1 Building Contractors does not guarantee to fit in the same position.
      • Clients should not be in contact or watch any of N1 Building Contractors team on site during the works. Any further clarification, complaint, enquiry should be discussed and communicated with the customer services department at Tel: +44 208 616 05008 during working hours only.
      • All communication should be in written through email or post. N1 Building Contractors will be liable and responsible only for what ever is mentioned in the written quote or email communications. Any verbal information obtained from N1 Building Contractors team on site, will not be taken into consideration.
    10. Health & Safety: COVID-19
      • To prevent the spread of Covid-19 Customer should not mix for with workers and must adhere to social distancing. Our workers will reserve the right to not wear masks when working on site.
      • The customer is liable to inform N1 Building Contactors if any household member is showing symptoms, self-isolated, or tested positive COVID 19.
      • Our workers will only wear a mask and practice social distancing, when arriving or briefing the customer at a site.
    11. Payment Terms
      • Each project has a different payment term modality with different periods (deposit and remaining balance).
      • Client should be on site on the day of completion to sign off the work.
      • In the case of a labour related issues, clients have the right to reserve a 10% of the remaining balance payment, for any remarks about the executed work until N1 Building Contractors rectify.
      • Payment agreement is part of the contract, and any delay will occur a 10% interest of the quotation value to be paid for every one-week lateness.
